7.1 This Website is a guide to property for sale and related services. We do not buy or sell goods. Any goods or services advertised for sale on the Website are offered for sale by the third party whose name and address appears alongside the item on the Website (“the Seller”) and are subject to availability.
7.2 If you order a Seller’s goods or services through this Website, you do so on the terms and conditions of that Seller. Please ensure you read such terms and conditions.
7.3 You shall be responsible for ensuring the accuracy of any order (including any applicable specification) submitted by you and for giving us any necessary information within a sufficient time to enable us to place your order with the relevant Seller.

9.1 No waiver by us of any breach of the Terms by you shall be considered as a waiver of any subsequent breach of the same or any other provision.
9.2 English law is applicable to any contract made under the Terms. The English courts have exclusive jurisdiction.
9.3 If you are more than one person, each of you has joint and several obligations under the Terms.
9.4 If any of the Terms are unenforceable as drafted:
9.4.1 it will not affect the enforceability of any other of these terms; and
9.4.2 if it would be enforceable if amended, it will be treated as so amended.
9.5 Any notice which is to be served under the Terms may be served:
9.5.1 by you by leaving it at or by delivering it (by first class post) to our registered office; and

All such notices must be signed.
9.6 No contract will create any right enforceable (by virtue of the Contracts (Rights of Third Parties) Act 1999) by any person who is not as party to these Terms.

Refunds Policy
10.0 This describes how we calculate refunds and outlines our policy on advertising refunds. Our refunds policy does not affect your statutory rights.
Some notes about refunds:
• When you inform our Legal department through e-mailing our legal@propertyforsalesguide that you are entitled to a refund or are canceling, we will process your reference item then notify you via e-mail of your refund. You can expect a refund in the same form of payment originally used for purchase within four to eight weeks of our receiving your refund request.
• You can also view completed refunds procedure at the bottom of an order's summary page in Your Account. If you are experiencing difficulties of any kind in regards to this matter, please contact us for further assistance.
How Refunds Are Calculated
10.1 Advertising Contract claiming to be defective or incorrect:
Refunds are provided in connection of the client’s purchase of advertising space if there is sufficient evidence of the service provided not being met with the accordance of the Property For Sale Guide regulations. If you are refunding because of an error on our part or, in accordance with our refunds policy, because of defective actions, we will refund, however charges incurred in administrative set-up for clients will be deducted where applicable.
Property For Sale Guide’s legal department will check refunds or cancellations returned as defective. In the event we find no fault, we reserve the right to re-charge you for the item/s and to recover our fees and expenses from you.
10.2 Contracts being cancelled within the seven-day cooling off period:
By law, customers located in the European Union also have the right to withdraw from the purchase of an item within seven working days of the day after the date the item is delivered. For more information see Your Statutory Rights.
Where you are withdrawing from your purchase within the seven working day cooling-off period, and there has been no error on our part, we will refund the cost of the item and the cost to you as follows:
• returning an advertising item that was part of a larger order, we'll refund 70% of the per-item charge
• where you are returning an entire order, we'll refund 70% per-item charges as 30% charge is retained that you incurred for our administrative and technical collaboration
• We will not refund your costs in returning the item to us and other services provided to you in connection with your purchase unless you return the item to us because of an error on our part or because it is defective.
10.3 Contracts returned after the 7 day cooling period:
Where you are withdrawing from your purchase after the seven days after delivery, and there has been no error on our part, we will refund only the cost of 30% of the item. Services provided to you in connection with your purchase would have incurred costs by this stage in processing your advertising
10.4 Procedure For Claiming Refunds or Making Cancellations:
1) Send an e-mail to legal@propertyforsaleguide.com or info@propertyforsaleguide.com your reasons for wanting a refund or wanting to cancel the advertising item(s) must be clearly stated
2) From either of these departments you will be informed of a contact reference number, which will help deal with your individual case as quickly and efficiently as possible
3) After the case has been thoroughly looked into, the client will then be refunded the appropriate amount and a confirmation will notify this process. Refunds will be made through the same method used to making the payments
4) If, however, there are any further queries, please do not hesitate to contact us
Your Statutory Rights
11.1 Cooling-off Period
By law, clients in the European Union also have the right to withdraw from the purchase of an item within seven working days of the day after the date the item is delivered. This applies to all of our products. We regret that we also cannot accept cancellations of contracts for the purchase after 30 days. (Please note that cancellation of Property For Sale Guide advertisements by Post services are governed by different rules and discussed further down this page.)
Please note that we cannot accept returns of contracts if you deliver them to us by hand.
You should be aware that once we begin the advertising process you will not be able to cancel any contract you have with us for additional services carried out by us (eg: technical development and administration).
As soon as we receive notice of your cancellation of this order, we will refund the relevant part of the purchase price for that item together with the item's normal postage charge--we cannot refund any priority, express or courier component of the postage charge. Your Statutory Rights
11.1 Cooling-off Period
By law, clients in the European Union also have the right to withdraw from the purchase of an item within seven working days of the day after the date the item is delivered. This applies to all of our products. We regret that we also cannot accept cancellations of contracts for the purchase after 30 days. (Please note that cancellation of Property For Sale Guide advertisements by Post services are governed by different rules and discussed further down this page.)
Please note that we cannot accept returns of contracts if you deliver them to us by hand.
You should be aware that once we begin the advertising process you will not be able to cancel any contract you have with us for additional services carried out by us (eg: technical development and administration).
As soon as we receive notice of your cancellation of this order, we will refund the relevant part of the purchase price for that item together with the item's normal postage charge--we cannot refund any priority, express or courier component of the postage charge.
